			<content:encoded><![CDATA[<p>Every day we are inundated by troubling economic facts and figures from our friends, co-workers and the media. It&#8217;s no wonder that when we hear good news, we question its validity.  Well, the good news is that there are numerous signs that the Wake County Real Estate market is growing and its not just a &#8220;Buyers&#8221; market, but a &#8220;Seller&#8217;s&#8221; market too. No matter what you&#8217;ve heard, what you&#8217;ve read or what you think, the real estate market in Wake county and surrounding communities is not only on the rise, but positioned for some double digit increases! 2011 delivered a 30% growth to our (The Jim Allen Group) business and much of that was due in part to new home construction in Wake County. As the market has evolved and experienced some saturation of inventory, decrease in market value and the unfortunate short-sales, foreclosures and drastic price reductions, The Jim Allen Group has been able to leverage our experience and understanding of a highly volatile market to stay abreast of these changes. Based on data taken directly from TMLS (Triangle Multiple Listing Services) over the last few years (since 2006), total closed home sales saw its largest decrease from 2007 to 2008 with a 28% decrease across the Triangle. Since then, the decrease has considerably lowered from 15% between 2008 &amp; 2009; 7% between 2009 &amp; 2010 and only a 3%  decrease from 2010 to 2011. If the trend continues, we should be at an even pace or possibly an increase for 2012.</p>

<p>The graph to the left reveals that June is historically the busiest month (with the exception of 2009 where July had 50 more sales) and January is the slowest, with a few exceptions. Even at the peak of home sales in 2006, it is the inventory levels that drive sales and home prices. An abundance of inventory provides for a buyers market and likewise for a sellers market with not enough inventory. We may not see the number of homes sales on a monthly or yearly basis of 2006 or 2007 however, based on current inventory levels and market activity, we will see that the decline of sales will level off and show much improvement. This will provide for a healthier market where home prices will remain steady. Note that in the last 6 months of 2011, there has been constant growth in home transactions as compared to 2010. All but December has produced double digit increases. This is the bright spot in a gloomy market. I believe this trend will continue and our activity in the first weeks of January are showing positive results.</p>
<p>The next graph shows just the closed transactions for Wake County. Similar to the pattern of all of Triangle transactions, the largest decline was between 2007 &amp; 2008. Also important is that the same growth over the past 6 months shows double digit increases with the exception of December which posted an 8% gain.</p>
<p>As the growth of Wake County continues to prosper and the market begins to rebound, it is important to understand inventory levels. Inventory levels pertain to the number of available homes in the specific markets (new construction vs. re-sale) and  price points. Any price point that has an inventory of under 5 months is an <strong><em>Extreme</em></strong> Seller&#8217;s Market. Any price point that has an inventory of 5+ to 8 months supply is a <strong><em>Good</em></strong> Seller&#8217;s Market. Any price point that has an inventory greater than 8 months is a Buyer&#8217;s Market. Currently, in Wake County much of the landscape is a Seller&#8217;s market with only the price range of $475,ooo to $500,000 of Re-Sales Listings showing a 10.5 month inventory. So, next time you hear that the real estate market in weak &#8211; look at the facts and figures and know that growth is happening. <strong>Get ready for a HOT spring market in Wake County and surrounding communities.</strong> Here at The Jim Allen Group, <strong>optimism is abundant</strong> and we are excited about the new year and  selling some houses!</p>

			<content:encoded><![CDATA[<p>This is a Story that was sent to Me &amp; I thought I&#8217;d share it with You&#8230; And Maybe, You&#8217;ll share it too!</p>
<p><strong>The Cab Ride</strong></p>
<p>I arrived at the address and honked the horn. After waiting a few minutes I walked to the door and knocked.</p>
<p>&#8216;Just a minute&#8217;, answered a frail, elderly voice. I could hear something being dragged across the floor. After a long pause, the door opened. A small woman in her 90&#8242;s stood before me. She was wearing a print dress and a pillbox hat with a veil pinned on it, like somebody out of a 1940&#8242;s movie.  By her side was a small nylon suitcase. The apartment looked as if no one had lived in it for years. All the furniture was covered with sheets.  There were no clocks on the walls, no knickknacks or utensils on the counters. In the corner was a cardboard box filled with photos and glassware.</p>
<p>&#8216;Would you carry my bag out to the car?&#8217; she said. I took the suitcase to the cab, then returned to assist the woman. She took my arm and we walked slowly toward the curb.  She kept thanking me for my kindness. &#8216;It&#8217;s nothing&#8217;, I told her&#8230; &#8216;I just try to treat my passengers the way I would want my mother to be treated.&#8217;</p>
<p>&#8216;Oh, you&#8217;re such a good boy, she said. When we got in the cab, she gave me an address and then asked, &#8216;Could you drive through downtown?&#8217;</p>
<p>&#8216;It&#8217;s not the shortest way,&#8217; I answered quickly&#8230;</p>
<p>&#8216;Oh, I don&#8217;t mind,&#8217; she said. &#8216;I&#8217;m in no hurry. I&#8217;m on my way to a hospice.  I looked in the rear-view mirror. Her eyes were glistening. &#8216;I don&#8217;t have any family left,&#8217; she continued in a soft voice. &#8216;The doctor says I don&#8217;t have very long.&#8217; I quietly reached over and shut off the meter.</p>
<p>&#8216;What route would you like me to take?&#8217; I asked.  For the next two hours, we drove through the city. She showed me the building where she had once worked as an</p>
<p>elevator operator.  We drove through the neighborhood where she and her husband had lived when they were newlyweds She had me pull up in front of a furniture warehouse that had once been a ballroom where she had gone dancing as a girl. Sometimes she&#8217;d ask me to slow in front of a particular building or corner and would sit staring into the darkness, saying nothing.</p>
<p>As the first hint of sun was creasing the horizon, she suddenly said, &#8216;I&#8217;m tired. Let&#8217;s go now&#8217;. We drove in silence to the address she had given me. It was a low building, like a small convalescent home, with a driveway that passed under a portico. Two orderlies came out to the cab as soon as we pulled up. They were solicitous and intent, watching her every move. They must have been expecting her. I opened the trunk and took the small suitcase to the door. The woman was already seated in a wheelchair.</p>
<p>&#8216;How much do I owe you?&#8217; She asked, reaching into her purse.  &#8216;Nothing,&#8217; I said  &#8216;You have to make a living,&#8217; she answered.</p>
<p>&#8216;There are other passengers,&#8217; I responded.  Almost without thinking, I bent and gave her a hug. She held onto me tightly. &#8217;You gave an old woman a little moment of joy,&#8217; she said &#8216;Thank you. &#8216;I squeezed her hand, and then walked into the dim morning light.</p>
<p>Behind me, a door shut. It was the sound of the closing of a life.</p>
<p>I didn&#8217;t pick up any more passengers that shift. I drove aimlessly lost in thought. For the rest of that day, I could hardly talk. What if that woman had gotten an angry driver, or one who was impatient to end his shift? What if I had refused to take the run, or had honked once, then driven away? On a quick review, I don&#8217;t think that I have done anything more important in my life.</p>
<p>We are conditioned to think that our lives revolve around great moments.  But great moments often catch us unaware-beautifully wrapped in what others may consider a small one.</p>
<p>You won&#8217;t get any big surprise  if you send this to others, but, you might help make the world a little kinder and more compassionate &#8211; reminding  us that often it is the random acts of kindness that most benefit all of us.</p>

			<content:encoded><![CDATA[<p>Today is like a new opportunity to begin with a clean slate, a blank page or the start of something great. No matter what last year brought, 2012 offers you the opportunity to make new resolutions, new goals and look forward to success or big changes for the better.</p>
<p>Every new year brings the potential for such promise and we tend to start out with good intentions to make a change but after a few weeks, we seem to get side tracked. The energy and excitement fizzles out&#8230; and then you are exactly where you started. Not this year! Make the effort to really put your resolutions down on paper, make a plan and stick with it. Choose resolutions that are achievable and even consider breaking them down into individual goals. Consider putting a time frame on Goal #1 that once achieved, you move onto Goal #2 and so on. Maybe you can&#8217;t move onto Goal #2 unless you achieve Goal #1&#8230; making it more rewarding as you move on. Also, don&#8217;t forget to include some type of reward or incentive as you achieve your goals.</p>
<p>Whatever it is that you hope 2012 brings &#8211; healthier lifestyle, new job or success, today is a new day to make it happen! It is up to you to make the effort and the time to achieve what you want.</p>

		<description><![CDATA[2011 has been a good year for The Jim Allen Group and we want to share our good fortune with those in need. Each quarter we will choose a worthy cause and donate to that program based on the number of homes sold (within that quarter). Our first charity is Water of Life which provides a water purification system to a child and their family that do not have the simplicity of safe drinking water. These systems will provide up to 1 million gallons of safe drinking water to a family in an impoverished area such as Africa. ]]></description>
			<content:encoded><![CDATA[<p>As 2011 comes to a close, we can say that it was a GREAT year here at The Jim Allen Group! Although the real estate market has seen its fair share of lows, we have been fortunate with record sales and growth. With the understanding that not everyone has been as fortunate and times are tough, we have decided to make a year-long commitment to help make a difference to those less fortunate.<br />
For every home sold in 2012, we will make a financial contribution that will help improve the lives of others. Each quarter, we will select a different charity and contribute to that cause. For the first quarter of 2012,  we have chosen, <em>&#8216;Water of Life&#8217; </em> program through Compassion International which is a Christian child advocacy ministry that assists children in impoverished countries in life-saving ways. Through this program, a water purification system will be purchased for every home sold. Each of these systems will provide over 1 million gallons of safe drinking water to a child and their family in developing countries. Our hope is that we will be not only be making a difference but in many instances, saving a life.<br />
Each day in many impoverished countries, over 4,000 children are dying of water-related diseases such as cholera and typhoid that are easily preventable. Many more are suffering sickness, diarrhea and acute stomach pains – illnesses that stop children from going to school and growing up into healthy adults. These purification systems are a small investment with a big impact and a chance to make a difference to others.<br />
This year-long commitment is the idea of Jim Allen, who believes that charity and compassion make us all stronger. ―&#8221;I believe that we all have a responsibility to share what we can, to make a difference to others. It doesn&#8217;t matter if you share your time, your wallet or your knowledge — but the act of making a difference to someone else is what matters.&#8221;</p>
<p>I will periodically post updates on our progress and let you know what our next charitable cause will be. Hopefully, this will entice others to reflect on their good fortune and reach out to others in ways they can. It&#8217;s a win-win for everyone!</p>

		<description><![CDATA[The Saints victory over Atlanta Falcon's was good but the record-setting play by Drew Brees was GREAT! ]]></description>

Yesterday was a prime example of this as Drew Brees broke Dan Marino&#8217;s record of 5,084 yards with a 9-yard touchdown pass to Darren Sproles. It was a  45-16 win against the Atlanta Falcons.</p>
<p>As Sproles spiked the ball, Brees thrust his fist triumphantly in the air and started walking toward midfield while the Superdome crowd went wild and his teammates chased him down. Offensive lineman Carl Nicks was the first one to get there and tried to lift Brees onto his shoulder, but couldn&#8217;t do it as teammates swarmed around.</p>
<p>Dan Marino was obviously watching as he tweeted following the record-setting play: &#8220;Congrats to @drewbrees. Great job by such a special player.&#8221;</p>
<p>Brees entered the game with 4,780 yards, needing 305 to set the record. He has passed for 300 yards or more an NFL-record 12 times this season &#8211; with one game still to play. This was his sixth consecutive 200-yard game, which ties an NFL record also shared by Steve Young, Kurt Warner and Rich Gannon.</p>
<p>Brees threatened Marino&#8217;s record once before in 2008, when he finished with 5,069 yards, making him and Marino the only quarterbacks to pass for 5,000 yards in a season.</p>
<p>As the football season winds down with only one week remaining, there is still plenty left to be decided, including three division winners (Giants or Cowboys in NFC East, Steelers or Ravens in AFC North, and Broncos or Raiders in AFC West) and playoff positioning for several teams. The loss by the Falcons  to the Saints dropped them out of the NFC South title race and sealed their fate as a wild card seed.</p>

<p><span style="font-family: TimesNewRoman;font-size: medium">Festivities begin with the lighting of luminaries and musical performances on the Capitol grounds. The Governor and First Lady will light the State Christmas Tree during the traditional ceremony on the west grounds. After the ceremony, visitors are invited inside the Capitol for an open house to take in the Raleigh Garden Club’s decorations. The Junior Women’s Club of Raleigh will host a holiday festival featuring music and children’s activities on Union Square, in the museums, and on Bicentennial Plaza. </span>Cost: Free</p>

<p>The Apex Rotary Club will again sponsor the annual &#8220;<a title="Christmas on Salem Street" href="http://www.visitraleigh.com/visitors/event.details.php?id=11230" target="_blank">Christmas on Salem Street</a>&#8221; parade.</p>

<h3><span style="color: #800000">Heart of the Holidays Celebration December 4 in Cary</span></h3>
<p>A full day of holiday activities kicks off in Cary at 9 a.m. Events include Make It/Take It craft projects at the Herbert C. Young Community Center, Winter Wonderland sledding at Bond Park (tickets recquired &#8211; $12), caroling at Page-Walker Arts and History Center, and the Cary Christmas Tree Lighting Ceremony. <h3><span style="color: #800000">Durham Holiday Fun Fest December 4</span></h3>
<p>New for 2010, Durham amps up the fun with Holiday Fun Fest that will include arts, crafts, children&#8217;s petting-zoo, food vendors, sledding and a mini-parade. The parade will begin at 3 p.m. and will start at the corner of West Main and Corcoran streets. The parade will be led by the Hillside High School Marching Band and will end with Santa Claus. The event will culminate with the Tree Lighting Ceremony which will begin t 5:30 p.m. The entire event is scheduled from 1-6 p.m. Downtown at the CCB Plaza and the Durham Armory. <a href="http://www.ci.durham.nc.us/departments/parks/holiday_fun_fest.cfm">Holiday Fun Fest Parking ($2-4)and Street Closures.</a> Durham.</p>

<h3><span style="color: #800000">Raleigh&#8217;s Winterfest Celebration and Tree Lighting &#8211; December 4</span></h3>
<p>Raleigh&#8217;s <a href="http://www.godowntownraleigh.com/raleighwinterfest/index.htm">Winterfest</a> kicks off in time for the holidays and lasts for two whole months. The opening event will feature the Mayor&#8217;s tree lighting, santa, musical and dance performances, carolers and carriage rides. They&#8217;ve constructed a 45&#215;90 foot outdoor ice rink for the celebration. 4-9 p.m. N.C. State Capitol Tree Lighting Ceremony and Holiday Festival December 9</p>

<h3><span style="color: #800000"><strong>CHRISTMAS TREE LIGHTING OF WAKE FOREST DEC. 2</strong></span></h3>
<p>Wake Forest will officially kick off the holiday season with the Lighting of Wake Forest. Presented by the Wake Forest Downtown Revitalization Corporation (DRC), this year’s ceremony will feature the lighting of a 30-feet-tall Christmas tree by Mayor Vivian Jones, followed by the eagerly anticipated arrival of Jolly Old St. Nick. The event will also include performances by local choirs, as well as horse and carriage rides, weather permitting. Bring a canned food item to help restock the shelves of the Tri-Area Ministry Food Pantry. 		<description><![CDATA[The Holidays are a great opportunity for us to reflect on what is really important to us. Take the time to be thankful for all that you have and appreciate the little things. ]]></description>
			<content:encoded><![CDATA[<p>It happens every year and you&#8217;d think I&#8217;d figure it out by now? But, the holidays are upon us and I don&#8217;t know where all the time has gone? In just a few weeks it will be 2012! And it all starts over again.</p>
<p>Luckily, the holidays are a perfect time for us all appreciate all that we have. I use to get stressed when the holidays arrived as I felt I had so much to do, and so little time to get it done.  Once I realized that I didn&#8217;t have to get everything done and I was expecting too much of myself, I was actually able to enjoy them (the holidays) and appreciate the things that really matter.</p>
<p>It&#8217;s nice to have the most festive looking house in the neighborhood, and its&#8217; nice to have your  family holiday card in the mail on-time, and it&#8217;s nice to make holiday treats for your neighbors and friends, and its&#8217; nice to plan a great holiday get together BUT, its not what make the holidays special. From Thanksgiving to New Years, I believe its a time for all of us to reflect on what we have and be thankful for everything in our lives. There are things that are more important than what kind of car you drive, how big your house is and where you went on vacation.</p>
<p>I hope you have the opportunity to take the time and take inventory of what you have, and that which makes you thankful. The more you realize what you have, the more thankful you become.</p>
<p>Here are a few things some of the team at The Jim Allen Group are Thankful for:</p>

<li>Steve is Thankful for A great country that allows everyone to be as successful as their efforts and creativity will take them.</li>
<li>Cathy is Thankful for her Family because she wouldn’t be who she is without them!!</li>
<li>Tom is Thankful for The blessings of God in my life. He is always faithful to take care of my family&#8217;s needs. My wife, kids, home, friends, and church are all extensions of His goodness.</li>
<li>I am Thankful for everything that I have; my family, my faith, my health, and knowing that when I wake up every morning, I have the opportunity to make the best of what lies ahead.</li>
<li>Everyone here at The Jim Allen Group is Thankful for all the people who give us the opportunity to work with them to sell their current home and/or to find their next dream home. We are pleased to make a difference in your lives.</li>

Debra comes to our office with over 15 years of Real Estate experience where she has personally handled the closing responsibilities of thousands of homes. She has worked at Rehoboth Beach resorts for five years prior to coming to the Triangle and working for some top agents. Debra is detailed, quick and a great problem solver. She brings enthusiasm and humor to all her contacts and enjoys the end results for buyers and sellers.</p>
<p>Lytle lives in North Raleigh with her husband and bulldog, Winston. When not working, she enjoys spending time with her family, shopping, cooking and playing tennis.</p>

This Youngsville community features Energy Star homes from the $160&#8242;s and is located only minutes from Wake Forest, with convenient access to shopping, local business district and services, plus a great commuter location.</p>
<p>The event was an opportunity for local area realtors to visit the neighborhood and experience the charm and amenities offered. With expansive lot sizes, unique home plans and styles and a planned playground, pool and clubhouse, this is a wonderful neighborhood at a great price point.</p>
<h3>Tri County Parade of Homes Awards</h3>
<p>At the end of the tour, guests enjoyed a delicious array of appetizers, beer and wine and the opportunity to win an iPad and Cash Prizes. The grand prize winner of the iPad was Keith Weaver of Coldwell Banker HPW and Cash Prize winners included: Jane Mansell of Sensational Realty, Kay Lavelle of Allen Tate, Allison Coudell of Re/MAX Preferred and Missy Robbins of Baily Wright.</p>
