At one time, the key to selling a home was location, location, location. The extra’s were nice and almost as important, but surprisingly – the location of the home was king. In today’s market, more buyers are looking to lifestyle benefits and convenience as their number one choices when making a purchasing decision. Buyers want a sense of belonging and a community that provides amenities, conveniences and a desirable lifestyle.

Recently, Better Homes and Gardens Real Estate LLC and the Meridith Corp. surveyed more than 1,000 buyers and top priorities where:

* Convenience of Commute to work  - 38%
* Convenience to health and safety services – 34%
* Family-friendly neighborhood – 33%
* Close Proximity to retail stores and shopping – 32%
* Public transportation – 19%
* Convenience to entertainment and restaurants – 18%
* Golf course access/location – 6%

If your selling a home, make sure you research and promote the conveniences that are close to your home. Work with your agent to enhance these benefits and call attention to those features that might not be known to the potential buyer. Consider putting together materials that showcase these conveniences and keep them easily accessible to prospects looking at your home. Chances are, they are not fully aware of what your location can offer.
